Listing measures describe asking prices and market activity. They do not report completed-sale prices, months of supply or the expected closing date for a particular home. Whole-day figures follow the Housing Inventory Core Metrics release.
These figures cover the Lakeland-Winter Haven metropolitan area. They are not a city-only Lakeland report. Realtor.com Economic Research supplies the listing data, published through FRED. The series include residential listings across property types and are not seasonally adjusted.
The table transcribes the FRED regional release. Check the Realtor.com data library for methodology. Data can be revised. This update was checked on September 20, 2026.
Are asking prices rising or falling?
The median listing price moved from $329,950 in July to $329,000 in August, a drop of $950, or about 0.3%. That small monthly movement does not establish a change in the value of every home. A median also changes when a different mix of properties is listed.
Price your property using recent comparable sales, then look at the active listings buyers could choose instead. If your home needs a roof and the competing home does not, the regional median will not settle that difference. Use the home value guide to separate asking prices, closed sales and condition adjustments.
The month's count of listings with price reductions increased from 1,662 to 1,720. That is a count, not the percentage discount buyers received. Treat it as a reason to examine competing price changes, not as a rule for reducing your own price.
How long are homes spending on the market?
The regional listing measure was 79 days in August, one whole day above July's displayed figure. The source describes a period beginning at listing and ending at closing, pending status or removal depending on data availability. It should not be read as 79 days from an accepted offer to receiving funds.
A home priced for its condition can follow a different path from the regional midpoint. So can a direct cash purchase. Separate time to find a buyer from the title, inspection and other steps that remain after a contract is agreed. The selling timeline gives you a way to track those steps.
Discuss your property and selling deadline
Share the address, known repairs and when you would like to move. Requesting a property review does not commit you to a sale.
Request a property reviewDoes the inventory make this a buyer's or seller's market?
The August figures do not justify a blanket label for every Lakeland home. There were 4,771 active listings, only 12 more than July, and 1,340 new listings during the month. This table does not provide a matched closed-sales absorption measure or months of supply, which would help assess the balance between supply and demand.
For your sale, inspect the alternatives in the same location, price band and property type. Several similar homes with reductions call for a different pricing discussion from a scarce property with few substitutes. Compare actual offers and their conditions before deciding how much negotiating room exists.
What should you do with these figures before selling?
If your deadline is flexible, agree a supported asking price and a date to review showings, feedback and competing listings. If timing is tight, compare the net and conditions of a direct offer with a realistic listing plan. Market averages cannot make that choice for you.
Put waiting costs into the comparison. For example, an additional two months at $1,800 a month in relevant holding expenses adds $3,600. That is a hypothetical budget, not a Lakeland cost estimate. Use your own bills in the net proceeds calculator.
A house that needs major work also needs an as-is versus repair comparison. You can request a property review with your address, known repairs and preferred move date.
Why do other Lakeland market reports show different numbers?
A city report, a ZIP-code report and a metropolitan report can cover different homes. Asking prices and closed-sale prices are also different measures. Single-family-only reports exclude property types that a broader residential series includes.
Before comparing two numbers, match the month, geography, property type and metric. This page uses August 2026 regional listing data consistently. It does not present the regional median as the value of a specific Lakeland property or imply that asking prices are final sale prices.
